1. Acceptance of Terms
By accessing our website or making a reservation with Urban Haven Residences, you agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, please do not use our services. We reserve the right to update these terms at any time; continued use of our services constitutes acceptance of any changes.
2. Reservations & Bookings
All reservations are subject to availability and confirmation. A booking is only confirmed once you receive a written confirmation from Urban Haven Residences. We reserve the right to decline any reservation at our discretion. Guests must be at least 18 years of age to make a reservation. You are responsible for ensuring that all information provided during booking is accurate and complete.
3. Payment Policy
Full payment is required at the time of booking unless otherwise agreed in writing. We accept major credit and debit cards processed securely through our payment provider. All rates are quoted in Philippine Peso (₱) and are inclusive of applicable taxes unless stated otherwise. Urban Haven Residences is not responsible for any additional charges imposed by your bank or card issuer.
4. Cancellation & Refund Policy
Cancellations made 7 or more days before the check-in date are eligible for a full refund. Cancellations made within 3–6 days of check-in are eligible for a 50% refund. Cancellations made within 48 hours of check-in are non-refundable. No-shows will be charged the full booking amount. Refunds, where applicable, will be processed within 7–14 business days to the original payment method.
5. Check-In & Check-Out
Standard check-in time is 2:00 PM and check-out time is 12:00 PM (noon). Early check-in or late check-out may be arranged subject to availability and may incur additional charges. Guests are required to present a valid government-issued photo ID upon check-in. Keys or access cards must be returned at check-out; lost items may be subject to a replacement fee.
6. Guest Conduct & House Rules
Guests are expected to conduct themselves in a respectful manner and comply with all house rules posted on the premises. Smoking is strictly prohibited inside all units. Pets are not permitted unless prior written approval has been obtained. Parties, events, or gatherings that disturb other guests or neighbors are not allowed. Urban Haven Residences reserves the right to terminate a stay without refund if these rules are violated.
7. Damage & Liability
Guests are responsible for any damage caused to the property, furnishings, or equipment during their stay. Urban Haven Residences reserves the right to charge the guest's payment method for the cost of repairs or replacements. While we take all reasonable precautions to ensure the safety of our guests, Urban Haven Residences shall not be held liable for loss, theft, or damage to personal belongings during your stay.
8. Extended Stays
Stays exceeding 14 nights may be subject to a separate long-term rental agreement and pricing. Please contact us directly to discuss extended stay arrangements. Monthly rates and terms will be agreed upon in writing prior to the commencement of an extended stay.
9. Privacy & Data
We collect and process personal information in accordance with applicable data privacy laws. Your information is used solely for the purpose of managing your reservation and improving our services. We do not sell or share your personal data with third parties except as required to process your booking or comply with legal obligations. For full details, please refer to our Privacy Policy.
10. Governing Law
These Terms and Conditions are governed by and construed in accordance with the laws of the Republic of the Philippines. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of the Philippines.
